Inspection Services

Let us further explain some key times when an inspection would benefit you. If you're buying a home, getting a home inspection means you know about any problems and their solutions before you move in. If you're selling a home, getting a home inspection means you know you're complying with full disclosure laws, and means you can consider selecting contractors rather than waiting for the buyer to do so. If you've just done extensive remodeling, a home inspection can help you make certain the contractors did the job correctly.

Pre-Purchase Home Inspection

The best way to ensure that you are well informed about the strengths and weaknesses of a property is to have a professional home inspection. We are trained to identify problem areas both small and large that may have been overlooked by the previous owners and to identify which require immediate attention. Let us spot the problems (new and old), before you commit to so major an investment and decision. We will provide help in turning you into a knowledgeable consumer. Home owners can identify problems in the making and take preventive measures to avoid costly repairs. Sellers can understand conditions and put the property in better selling condition by making repairs prior to settlement.

Pre-Sale Inspection

Whether you are selling your home on your own or using a realtor, it’s always a prudent idea to have a professional home inspection. Knowledge is power. All homes have strengths and weaknesses: we help you answer how serious the problems are and which must be immediately addressed and which can wait. The more you know about your home, the more prepared you will be for negotiation.

Termite Inspection Service

Termites, carpenter ants, carpenter bees, and some species of beetles are the common wood destroying insect pests that can cause structural damage to houses if left uncontrolled. A NJPA "Credentialed Inspector" will visually inspect all accessible areas of the building for any evidence of  wood-destroying insects. Evidence may include wood damage or even just signs of past treatment. All accessible areas will be entered including basements, crawl spaces, and attics. Our standard "termite report" report is accepted by all mortgage companies including the FHA. All findings will be explained to you during the inspection. If for any reason non-accessible areas are located, these areas will be noted and additional recommendations will be given.  A "Wood Destroying Insect Report" will be issued at the time of the inspection.

Radon Screening Service

Radon is a naturally occurring radioactive gas that comes from the breakdown of uranium in soil, water and especially rock. Radon is a class A carcinogen and the second leading cause of lung cancer. The EPA, Surgeon General and the DEP strongly recommend that all homes in New Jersey be tested and corrected if levels meet or exceed 4.0 pci\L. TruSpek inspectors are licensed radon technicians and use only New Jersey state certified labs.

Swimming Pool Inspection

We test pools, spas, and whirlpools, either above or below ground.

A pool inspection can be incorporated within my full home inspection at an agreed rate. Pool designs can vary from different builders and budgets available although the basic principles are the same. A pool is basically a large tub of water for personal bathing that circulates chlorinated water. The additional options are heating, filtration and self cleaning.

The purpose of the pool inspection is to evaluate the current condition of all accessible pool components and testing any available heating equipment where installed. The testing of the chlorinated level is not carried out as part of a standard home and pool inspection as it is recommended that a weekly evaluation is carried out to ensure the correct safe levels of chemicals are applied. The home self test pool kits are widely available and it is also advisable to have a water sample analyzed on a regular basis. The chemicals should only be added by a competent adult who has received instruction and safe operational guidelines from a professional pool operative. Pool suppliers give regular lessons on pool maintenance.

Maintaining a pool can be a full time job but there are ways to limit your workload. Many pools have self cleaning jets but if your does not and you don’t want to be brushing it on a daily basis you need to invest in an automatic cleaner that works on the suction lines. We inspect many pools that have gone green because there was an interruption to the power supply and the chlorination failed. It is also imperative that the water filters are checked and cleaned at least every two weeks to prevent build up of debris causing poor circulation resulting in pump failure or burn out.

Our pool inspection process consists of two separate phases:

Surface

This includes the pool and deck surface condition (cracks, discoloration, and pitting) and the coping surrounding the pool (open joints, cracking).

Equipment

This includes operation of the pump, inspection for leakage to exterior pipe work, proper skimming and filtration, heater activation, filter pressure and the operation of the spa blower if fitted.
