Yes. I am licensed by the State of Florida Department of Business and Professional Regulation as a Professional Home Inspector (#HI-8255). Always hire a licensed, certified and insured home inspector!
On average, between two and four hours. I also typically spend another one to three hours reviewing the images and writing the report back at my office. Be wary of inspections that seem too fast or rushed, I also schedule my inspections to provide the time needed to not only complete a thorough inspection but also be available to answer any questions you may have on site.
I can usually book an inspection with a couple days notice – sometimes sooner. Many of my clients are in a time-sensitive situation, so I do my best to help maximize that time (including same day appointments when possible). My schedule does fill up quickly so I encourage you not to wait until the last minute to order your inspection, get it done early in the process to allow you and the seller time to absorb the information in the report and make any repairs needed.
We strive to have the completed report to you the same business day but never longer than 24 hours after inspection. This additional time is required to review images and complete the written report. I usually take 150-200 pictures during your inspection and your report may only included 75-100 of them, reviewing pictures, videos and property research is needed to provide a complete accurate report – be wary of quick inspections that provide you a report at the time of inspection. You are about to make the largest investment of your life – this is NOT the time for a quick inspection.
This is the biggest mistake many potential new homeowners make when purchasing a home. Although the person you are considering may be very skilled, most likely, they are not trained or experienced at professional Home Inspections. Professional Home Inspection is a unique skill like no other. Professional Inspectors have a keen instinct for problems. This instinct takes extensive training and years of experience to develop. I look at it this way – “A cardiologist may have gone to the best medical school but you don’t hire him to treat depression".

YES – In fact we encourage you to be present for the Home Inspection. I like to show you any issues as I inspect and provide maintenance tips as well as show you any unique features about the home. You are welcome to be present for the entire home inspection or you can come towards the end for a summary. We understand that not everyone’s schedule allows them to be present. In those cases we will set aside time to discuss the report(s)after the client has had an opportunity to read over them. In addition I am always available after the inspection for any follow up calls or clarifications – my number one goal is your complete satisfaction!
Choosing a good Home Inspector is key. There are many out there so be sure to do your research first. Look for an inspector with extensive experience, certifications, credentials and insurance. Finding an Inspector that carries Errors and Omissions insurance is also important (as this is NOT a Florida requirement – but it should be).
There is no pass or fail, the inspection is for your informational purposes only. While it is true that a thorough home inspection may uncover areas of concern, some which may present costly repairs, a need for updates and improvements or future maintenance and upkeep challenges, the evaluation may also bring to light attractive and valuable assets which sometimes lie hidden under the surface.
